After-Hours Emergencies:
If you are currently experiencing an emergency within your unit or complex, please contact PHOAC, Inc. at 619-229-0044. PHOAC, Inc., employs an after-hours emergency staff to respond to your calls within 30 minutes.  Please remember this should be used for emergency situations where there is immediate threat or danger to person(s) or property.  Any calls not an emergency, please feel free to leave a voicemail in our general mailbox and your inquiry will be processed the next business day.    

Maintenance Work Order:
All homeowner concerns or comments should be submitted in writing to PHOAC, Inc., prior to the upcoming board meeting to be added to the agenda.  However, routine maintenance issues should be promptly reported to PHOAC, Inc., during business hours by calling our office at 619-229-0044, emailing at info@phoac.com or by going to www.PHOAC.com to submit an electronic work order request.  Please know that this site link is outside of DayBreak La Mesa HOA and that DayBreak La Mesa HOA is not responsible for the content of this 3rd-party site.  Instructions for submitting a work order can be obtained by contacting PHOAC, Inc., at 619-229-0044 or emailing us at info@phoac.com.  Your client number is 380.     

Assessment Due Payment Remittance:
The monthly HOA assessments are due on the 1st of every month and considered late (and subject to a late fee) if PHOAC, Inc., does not receive the payment by the 15th day of the month.  PHOAC, Inc., offers several convenient methods for remitting your payments both by mail and electronically.  To ensure timely payments, please consider signing-up for Automated Clearing House – ACH.  ACH and other options for remitting payments can be found online at www.PHOAC.com.  Please know that this site link is outside of DayBreak La Mesa HOA and that DayBreak La Mesa HOA is not responsible for the content of this 3rd-party site.  Instructions for submitting a payment can be obtained by contacting PHOAC, Inc., at 619-229-0044 or emailing us at info@phoac.com.  Your client number is 380.

Accessing Homeowner Account:

Common Area Key or FOB:
The common areas require a key or FOB to be unlocked.  The Metal Bathroom and Spa is unlocked using a key and the Pool is unlocked using a preprogrammed FOB.  Requests for key or FOB purchase and pick-up must be submitted to the office of PHOAC, Inc., via phone, email or walk-in.  Instructions for submitting a key or FOB purchase request can be obtained by contacting PHOAC, Inc., at 619-229-0044 or emailing us at info@phoac.com.  Your client number is 380.  Keys are subject to a fee of $50.00 and FOBS are subject to a fee of $100.00, check or money order made payable to DayBreak La Mesa HOA are the forms of payment accepted.  If you are purchasing a new FOB, the old FOB will become deactivated shortly after the pick-up of the new FOB.
